Positioned on the southern edge of Brickell Key, the Mandarin Oriental Residences tower rises as a slender vertical form that maximizes views across Biscayne Bay and the Miami skyline. The building’s architecture emphasizes fluid balconies and layered terraces, creating a rhythm across the façade while extending living spaces outward toward the landscape and water.
At the base, a landscaped podium connects the residences with a series of outdoor amenities including pools, gardens, and waterfront promenades. These spaces create a transition between the tower and the surrounding coastal environment, reinforcing the project’s relationship with the bay.



The architectural language of the tower reflects Miami’s tropical climate and waterfront lifestyle. Expansive glazing, continuous terraces, and carefully articulated façade elements create a building that is both elegant and responsive to its setting. The layered balcony system provides shade and depth while enhancing the visual identity of the tower within the city skyline.
Landscape and amenities are central to the project’s residential experience.
